Most buyer problems are layout problems that nobody named out loud. A house photographs well, shows well, and then the kitchen has one working path through it and two people cannot both be in there on a weekday morning.


I spent 25 years in commercial office interiors doing space planning, which is the work of figuring out how a floor should be laid out for the way people actually operate in it. I look at houses the same way. How you move through a Tuesday, where things pile up, what rooms you will genuinely use and which ones you will walk past for ten years.

The practical parts come with it: home search, private showings, property evaluation, offer strategy, contract negotiation, home inspections, and closing. But the part that saves you from a house you regret is asking whether the plan fits the life before you fall for the finishes.
